Breakdown of Home Costs:
55% = Cost to Construct the Home
20% = Cost of Land and Common House
25% = Cost of Heating System & Neighborhood Infrastructure

These prices reflect the reality of securing land in Peterborough and designing and building high quality, sustainable homes that use renewable energy (centralized wood pellet system for heat and hot water).  Our quality, New England-style homes are state-of-the-art "green" using low-toxicity building materials, locally-produced biomass fuel, airtight construction with fresh air ventilation, and superior, energy-efficient systems. This cost also includes the common house, 70 acres of woods and fields, access to the farm, and an outstanding riverfront location. Downtown Peterborough is about 1 mile away along well-maintained sidewalks.  Recreation facilities (ball fields, tennis courts, pool, playground, skate park) are within ½ mile.

Good quality energy efficient buildings mean low carrying costs.  Estimated homeowners’ association fees range from $115 - $250/month, depending on the size of the unit.  This includes heat & hot water, insurance, snow removal, grounds-keeping, maintenance and a reserve fund (for long term maintenance expenses).  We expect maintenance, grounds-keeping and snow removal to be conducted by those within the community, but have included these in the fee estimate for the time being.  Although the initial costs are significant, the carrying costs are well below today's norm.

Regarding Affordability We recognize that the cost of these homes is not affordable for some people who are interested in living here.  It is our hope that people who choose to become neighbors and have the financial ability to do so, will consider investing in a home with a family who would otherwise not be able to buy in.  If you would like to invest in this way please contact us.
